You should also obtain a GFE (Good Faith Estimates) from the lender that gives you an estimate of what your closing costs would be and what your monthly payments would look like for the amount of loan that you are pre-approved for.

The day both parties (Sellers & Buyers) agree on all of the terms on the contract and sign off on it, is called the Contract Execution Day. As a buyer you now have successfully negotiated the first right of purchasing the property under consideration. The contract is submitted to the TITLE COMPANY with earnest money deposit and it also marks the start of your OPTION PERIOD (usually 7 or 10 days as negotiated in the contract). During the OPTION period the buyer has the right to inspect the property with the help of a Licensed Inspector and do their due diligence for finding the condition of the property.

Once the repairs have been negotiated and the both parties agree to go ahead with the contract and after the option period is over. The contract is now said to be in pending status.
In the contract pending stage I take care of coordinating all the activities and paper work needed by the title company, lender, buyers and the sellers in the background. I help my clients select an appropriate Insurance agency for the Home owners insurance and a Home Warranty Company for coverage of the appliances, electrical and plumbing in the house.
Setup a walkthrough of the properly with your realtor, before closing and after all the repairs have been made.
I help my clients setup a re-inspection of the property after the repairs have been made and walkthrough the list of the things that were identified in the inspection process to be fixed by the sellers.
Once the lender approves the financing and the title company completes all docs and prepares a final HUD statement. The Buyers and the sellers go the title company to sign off on their set of documents to complete the transaction and then legally transfer the ownership of the property from the seller to the buyer.
During this process I help my clients understand the closing process inform them of the various documents they will be signing at the closing table and discuss the charges on the HUD statement (the closing statement).
