Ten Steps To Successful Home Buying
SET UP A MEETING WITH YOUR REALTOR - DISCUSS YOUR NEEDS & REQUIREMENTS

Meet with your realtor in person discuss your requirements. Provide the information that the realtor may need to better serve you. Ask questions about the home buying process, latest trends in real-estate in your area of interest, factors that affect real estate in that area.. Inquire about schools if you have kids that will be attending school in that area.

This process helps me in fine tuning your needs and to provide my clients with the right information.

GET YOUR SELF PRE-APPROVED THROUGH A MORTGAGE LENDER

Based on your income level and your credit, the lenders will approve you for a certain amount of money that you can borrow. This will help you define your budget for the home you will be buying. You can also discuss the various financing option available and which one suits you best. You should also obtain a GFE (Good Faith Estimates) from the lender that gives you an estimate of what your closing costs would be and what your monthly payments would look like for the amount of loan that you are pre-approved for.

SHORT LIST THE HOUSES THAT YOU LIKE

With the help of your realtor set up appointments to view the houses that fit your criteria. Use your realtor as resource for inquiring about facts relating to the properties that you like.

I help my clients by providing them with tips and pointers from my experience for the properties they like. I also make sure that my clients go through the seller�s disclosure of the property condition before they decide on a particular property.

MAKE AN OFFER ON THE HOUSE YOU LIKE AND NEGOTIATE

Prepare an offer with the help of your realtor and submit it.

I help educate my clients on the offer that they are making, prepare all the paperwork; make them understand what they are signing on. I help my clients decide on the on the offer price by proving them with a CMA (Comparative Market Analysis) and successfully negotiate the deal.

CONTRACT EXECUTION

The day both parties (Sellers & Buyers) agree on all of the terms on the contract and sign off on it, is called the Contract Execution Day. As a buyer you now have successfully negotiated the first right of purchasing the property under consideration. The contract is submitted to the TITLE COMPANY with earnest money deposit and it also marks the start of your OPTION PERIOD (usually 7 or 10 days as negotiated in the contract). During the OPTION period the buyer has the right to inspect the property with the help of a Licensed Inspector and do their due diligence for finding the condition of the property.

I help my clients with providing them with contacts of experienced licensed inspectors and also help them in understanding and evaluating about any facts relating to the property condition.

NEGOTIATE REPAIRS

After the inspection prepare a list with the help of your realtor of all of the things that show up in the inspection report that need to be repaired. The list is then submitted to the seller’s agent for approval from the sellers.

I help my clients by negotiating the repairs to my client’s satisfaction.

CONTRACT PENDING

Once the repairs have been negotiated and the both parties agree to go ahead with the contract and after the option period is over. The contract is now said to be in pending status.

In the contract pending stage I take care of coordinating all the activities and paper work needed by the title company, lender, buyers and the sellers in the background. I help my clients select an appropriate Insurance agency for the Home owners insurance and a Home Warranty Company for coverage of the appliances, electrical and plumbing in the house.

WALK THROUGH

Setup a walkthrough of the properly with your realtor, before closing and after all the repairs have been made.

I help my clients setup a re-inspection of the property after the repairs have been made and walkthrough the list of the things that were identified in the inspection process to be fixed by the sellers.

CLOSING

Once the lender approves the financing and the title company completes all docs and prepares a final HUD statement. The Buyers and the sellers go the title company to sign off on their set of documents to complete the transaction and then legally transfer the ownership of the property from the seller to the buyer.

During this process I help my clients understand the closing process inform them of the various documents they will be signing at the closing table and discuss the charges on the HUD statement (the closing statement).
