Ten Steps To Successful Home Selling
SET UP A MEETING WITH YOUR REALTOR - DISCUSS YOUR SELLING NEEDS & REQUIREMENTS

Meet with your realtor in person discuss your requirements. Provide the information that the realtor may need to better serve you. Ask questions about the home selling process, latest trends in real-estate in your area of interest, factors that affect real estate in that area.

This process helps me in fine tuning your needs and to provide my clients with the right information.

SETUP UP A LISTING PRESENTATION

Based on the subject property and the information provided. The realtor should prepare a presentation explaining to the clients, how he will go about marketing your property, provide you with data for pricing your property for selling.

I help my clients understand and compare the sales records for similar properties in the area. I work closely with my clients and provide them with tips for preparing the house for showings. I also help my clients stage the property professionally if they plan to vacate the property before putting it on the market.

SIGN LISTING AGREEMENT & SET UP PROPERTY FOR SALE

After you are satisfied with the data prepared by the realtor you will sign a listing agreement with the realtor that allows him to list your property on the MLS and start marketing it for a specific period. The realtor then places a lock box (with a key to the house in it) on the property along with the for sale sign in the yard and coordinates all showings to potential buyers.

I help my clients understand the Listing agreement. I also make sure that my clients complete a seller’s disclosure of the property condition, help prepare other documentation that might help potential buyers with information pertaining to the property and provide my clients with helpful tips for preparing themselves for selling the house.

RECEIVE OFFER ON THE HOUSE AND NEGOTIATE

The realtor presents all offers to purchase made by potential buyers to you.

I help my clients evaluate all offers that they are receiving, prepare all the paperwork; make them understand what they are signing on. I help my clients decide on a good offer by proving them with a CMA (Comparative Market Analysis) and successfully negotiating with the potential buyer.

CONTRACT EXECUTION

The day both parties (Sellers & Buyers) agree on all of the terms on the contract and sign off, is called the Contract Execution Day. As a seller you now have successfully negotiated to sell your property. The contract is submitted to the TITLE COMPANY with earnest money deposit from the buyers and it also marks the start of the OPTION PERIOD (usually 7 or 10 days as negotiated in the contract). During the OTPION period the buyer has the right to inspect the property with the help of a Licensed Inspector and do their due diligence for finding the condition of the property.

I help coordinate all activities relating to the inspection of the property.

NEGOTIATE REPAIRS

After the inspection the buyers prepare a list with the help of their realtor of all of the things that show up in the inspection report that need to be repaired. The list is then submitted to the seller’s agent for approval from the sellers.

I help my clients by understanding and negotiating the repairs.

CONTRACT PENDING

Once the repairs have been negotiated and the both parties agree to go ahead with the contract and after the option period is over. The contract is now said to be in pending status.

In the contract pending stage I take care of coordinating all the activities and paperwork needed by the title company and the buyers in the background. I make sure that the buyers have made a complete effort for obtaining the financing and that all of the lenders conditions are being satisfied.

WALK THROUGH

The realtor coordinates a walkthrough of the property by the buyers if requested, before closing and after all the repairs have been made.

I help my clients by providing them with contacts of various reliable contractors and handymen for performing repairs and coordinate all activities required for performing the repairs.

CLOSING
Once the lender approves the financing and the title company completes all docs and prepares a final HUD statement. The Buyers and the sellers go the title company to sign off on their set of documents to complete the transaction and then legally transfer the ownership of the property from the seller to the buyer.

During this process I help my clients understand the closing process inform them of the various documents they will be signing at the closing table and discuss the charges on the HUD statement (the closing statement).
